Job Description

Fidelity National Title is seeking a dedicated and experienced Commercial Title Examiner to join our team, with the option to work remotely or in the office. In this role, you will be responsible for examining documents related to commercial properties to determine their record status and preparing preliminary reports, commitments, objection letters, survey reads, working with other offices on National Business and assist local closers with transactions in other States, providing guidance and underwriting review transaction. Your expertise will ensure that we can issue endorsements and title policies in accordance with our company’s examining procedures, while supporting our customers in clearing title for seamless transactions. This position is crucial in assisting both internal and external customers with title clearance and addressing any title related issues to facilitate smooth real estate transaction.

**Key Responsibilities:**

  • Conduct thorough searches and examinations of both basic and complex real estate chains of title.
  • Prepare title commitments following company standards and guidelines.
  • Identify legal descriptions based on platted and metes and bounds descriptions, with the capability to accurately draft metes and bounds descriptions.
  • Review ALTA surveys to identify items affecting title commitments and apply findings to issue ALTA endorsements as applicable.
  • Underwrite files within your approved authority, review title objection letters, and produce pro forma packages acceptable to all parties involved.
  • Collaborate with commercial department personnel and state underwriting counsel on complex issues.
  • Participate in business development efforts to maintain existing client relationships and acquire new clientele.

**Qualifications:**

  • Minimum of 3 years of commercial title examining experience.
  • Strong understanding of real estate law with the ability to assess legal documents impacting transactions.
  • Familiarity with industry-standard concepts, practices, and procedures.
  • Exceptional attention to detail with strong analytical and problem-solving skills.
  • Excellent written and verbal communication abilities.
  • Self-motivated with a proven ability to meet deadlines.
  • Ability to manage multiple transactions simultaneously while providing timely customer responses.
  • Commitment to continuous learning and adaptability in a rapidly changing industry.
  • Experience with SoftPro, TitlePoint and Laredo is a plus.
  • Experience with metes and bounds and survey reading is advantageous.
  • High School Diploma or equivalent required.
